If you've spent any time comparing St. Cloud to Lake Nona, you've probably run into the pitch. Zip codes 34771 and 34772 sit ten to fifteen minutes from 32827, homes cost roughly $200,000 less for comparable square footage, and a handful of infrastructure projects are supposedly about to erase that gap. The framing is always the same: buy now, before the road gets built and the prices catch up.
It's a tidy story. It's also not what the actual project filings say.
I pulled the public record on the three things doing the heavy lifting in that pitch: the Sunbridge Parkway extension, the St. Cloud Commons downtown project, and the much larger Heritage at Crossprairie development. None of them are on a 2026 or 2027 timeline. One hasn't finished its environmental review. One just got its first real construction date in August. The third measures its opening phase in years, not months. If you're deciding between these two submarkets right now, the timeline matters more than the discount.
The road that would meaningfully shrink the drive between St. Cloud and Lake Nona is Sunbridge Parkway, a planned four-lane divided corridor connecting U.S. 192 in Osceola County to State Road 528 in Orange County. Osceola County's own project page for the extension states plainly where things stand: the corridor is only entering design in 2026, and right-of-way acquisition is scheduled for fiscal years 2027 through 2029, contingent on funding and Board approval.
That's not a rounding error. Right-of-way acquisition is the step where the county buys the land the road will sit on. It happens before construction bidding, before grading, before pavement. A public hearing on the route was held in early February 2026 at the St. Cloud Community Center, and residents along Nova Road and Old Melbourne Highway are still raising concerns about the alignment. A project at that stage in September 2026 is not going to be shortening anyone's commute in this decade.
Separate from the parkway, St. Cloud does have a real, city-council-approved project moving forward: St. Cloud Commons. In August 2026, the City Council unanimously approved an agreement with Atlantic Housing Partners to build a 542-space public parking garage attached to a four-story mixed-use building, plus a second building, for a combined 150 apartments and just over 17,600 square feet of ground-floor retail on the block next to City Hall.
This one is real money and a real vote, not a proposal. But look at what it's actually built to do. It replaces a 75-space surface lot with structured parking, adds housing above street level, and gives downtown restaurants and shops room to grow. Construction is expected to start in 2027, with the full project wrapping inside 24 months. That puts a realistic finish somewhere around 2029, and what it delivers is a more walkable downtown St. Cloud, not a shorter drive to Lake Nona's job base. It's a good project. It's just not the project the arbitrage pitch is describing.
The largest piece of the pitch is Heritage at Crossprairie, the urban center for BTI Partners' 1,400-acre Crossprairie master plan. Construction on Heritage is expected to begin in late 2026, and when complete it will include up to 2.7 million square feet of commercial and office space plus 200,000 square feet of medical and institutional space. That's a genuinely significant project for St. Cloud's long-term commercial base.
It's also, by its own developer's stated timeline, a five-to-seven-year first phase. The initial build includes two big-box anchors, a grocery-anchored plaza, medical offices, restaurants, and two hotels, with the full build-out coming in stages after that. If someone is telling you Heritage is the thing that closes the price gap before your mortgage rate lock expires, the timeline doesn't support it.

The other half of this comparison gets flattened just as much. The pitch treats Lake Nona as a single price point, usually $595,000 and up, but that's not what the builder pricing shows. As of April 2026, active new construction across Lake Nona's builders ranged from just under $355,000 at Beazer's 55-and-over Gatherings community to more than $1.7 million at Toll Brothers' Laurel Pointe. A $200,000 gap against St. Cloud's median is a comparison against Lake Nona's higher tiers, not its full range.
Lake Nona also isn't standing still while St. Cloud builds. In March 2026, Orlando city commissioners unanimously approved the 380-acre Dowden Central Community Development District, a measure laying groundwork for roads, drainage, utilities, and future development phases in southeast Orlando. A CDD approval doesn't mean shovels are in the ground tomorrow, but it does mean Lake Nona's growth pipeline, and the tax-supported infrastructure that goes with it, is being extended in the same window the arbitrage pitch describes as a closing opportunity elsewhere.
None of this is a knock on St. Cloud. It's a genuinely good market with its own trajectory, a growing downtown, and prices that give buyers real room compared to the immediate Lake Nona core. But the case for St. Cloud shouldn't rest on a road and two mixed-use blocks arriving faster than the public record says they will.
If the reason you're looking at St. Cloud is proximity to Lake Nona's job base at a discount, price today's commute, not a 2029 or later commute. The drive time you experience at closing is close to the drive time you'll have for years, because the project that would change it hasn't finished acquiring land.
If the reason you're looking at St. Cloud is the house itself, the neighborhood, the downtown that's actually adding restaurants and housing right now, that case stands on its own and doesn't need an expiring-window argument to justify it.
And if you're comparing on price alone, compare against Lake Nona's actual range rather than its top end. A buyer looking at Beazer's Gatherings or the Cove at Nona Sound is looking at a very different number than a buyer looking at Laurel Pointe.
How long before Sunbridge Parkway actually shortens the St. Cloud to Lake Nona drive? Based on Osceola County's own project timeline, right-of-way acquisition runs through fiscal year 2029, and that's before construction begins. A usable road is realistically a multi-year event beyond that.
Is St. Cloud still worth buying in 2026? The market fundamentals, an improving downtown and continued builder activity, stand on their own. The caution is specific to buying on the premise that a road or mixed-use project will close the price gap in the next year or two. The record doesn't support that timeline.
Does the Dowden Central CDD mean new construction is imminent in Lake Nona? It means the infrastructure framework, roads, drainage, utilities, is being put in place for future phases. It's a groundwork step, not a groundbreaking announcement for specific homes.
